§ 90-339. District regulations.

  • Buildings and structures shall not be erected or enlarged in the R-D district unless the following requirements are met and maintained:

    (1)

    The minimum lot area and width shall be, for:

    a.

    Single-family dwellings, 9,900 square feet with a minimum lot width of 75 feet.

    b.

    Two-family dwellings, 13,000 square feet with a minimum lot width of 99 feet.

    c.

    Three-family and four-family dwellings, 5,500 square feet per dwelling with a minimum lot width of 99 feet.

    d.

    Nonresidential uses, 15,000 square feet with a minimum lot width of 99 feet.

    (2)

    Minimum required building setbacks shall be:

    a.

    Front yard, 30 feet.

    b.

    Side yard, for single-family, two-family and multifamily dwellings, a total of 25 feet provided no side setback shall be less than ten feet. For all other uses, 40 feet on each side.

    c.

    On corner lots, the setback along the principal street shall be a minimum of 30 feet while the setback along the secondary street shall be at least 25 feet. The zoning administrator shall determine which is the principal street and which is the secondary street. Generally, the principal street will have a greater volume of traffic than the secondary street.

    d.

    Multifamily buildings shall be at least 30 feet apart whether on the same lot or adjoining lots.

    e.

    Rear yard, 25 feet.

    (3)

    Maximum building height, 35 feet.

    (4)

    Maximum lot coverage, 30 percent.

    (5)

    Floor area shall be, for:

    a.

    Single-family:

    1.

    One-story, 800 square feet.

    2.

    Two-story, 600 square feet on the ground floor.

    3.

    Split-level, bi-level and raised ranch, 800 square feet above grade.

    b.

    Two-family, three-family and four-family dwellings, 720 square feet per unit.
